A difficult north-facing slope and stringent solar-shading requirements created a well defined building envelope that fit the programmatic needs of the clients without compromising the intent of the design. <image:title>COMMERCIAL & MIXED USE - D&S HARLEY</image:title>
<image:caption>Phoenix, OR The devastating Alameda Fire in 2020 destroyed thousands of homes and businesses, including D&S Harley, a local family-owned business since 1962. The existing concrete building, like many others, collected fire embers on the asphalt/membrane roof which quickly melted and ignited the plywood roof sheathing, ultimately destroying the entire structure and everything within. KSW designed a new dealership with non-combustible cladding and, most importantly, non-combustible metal roofing which proved to be an effective barrier for buildings unscathed by the fire. All the buildings that KSW designed in the path of the Alameda fire with non-combustible siding and metal roofing survived unscathed. Design inspiration for the new dealership of a motorcycle brand over 100 years old was derived from the historic Milwaukee Harley-Davidson factory with brick, steel, and black framed square patterned windows. Harley’s are well known for being loud, therefore the service building was intentionally detached from the showroom and sales building.</image:caption>

The agency operates a full continuum of mental health care in the community, whereby people can receive the most clinically appropriate treatment based on their individual needs and strengths. A key part of their philosophy is to meet people’s most basic needs as human beings, as the foundation to treatment and support. The first basic goal is addressing their need for safe and stable housing. <image:title>MULTI-FAMILY - MID-TOWN LOFTS</image:title>
<image:caption>Ashland, Oregon The Mid-Town Lofts introduces a forward-thinking model for small-scale living in the heart of Ashland, Oregon. Located on a site formerly occupied by a deteriorating church and expansive parking lot, the project transforms underutilized urban land into 72 studio apartments designed to meet the evolving needs of this semi-rural community. With a population that increasingly lives alone or in pairs, yet primarily occupies traditional 3-bedroom, 2-bath single-family homes, Mid-Town Lofts offers an efficient and economical housing alternative that supports a more sustainable way of living. The site design centers around a communal courtyard, fostering neighborhood interaction and outdoor living. Amenities such as an outdoor fireplace, BBQ, and recreational spaces provide shared moments of connection, while every unit features a private deck—expanding the perceived living space and drawing the beauty of the surrounding Siskiyou-Cascade mountain range into daily life. The preservation of existing mature street trees played a critical role in softening the transition between the new construction and the established residential neighborhood, helping the project blend into its context both spatially and ecologically. One of the core challenges of the project was to balance the goal of maximizing allowable housing density with the need to respect the scale and rhythm of the adjacent single-family homes. The buildings were carefully massed and detailed to maintain this harmony. Each unit shares only one demising wall, allowing for greater privacy and natural light, while the light-wood frame construction is clad in a combination of durable metal siding and warm cedar—reflecting both the modernity of the project and the character of Ashland’s architecture. Mid-Town Lofts supports a lifestyle rooted in simplicity and proximity. Located within walking distance of schools, grocery stores, and downtown amenities, the project makes a car-free or car-light lifestyle realistic—an ideal match for Ashland’s active community of trail runners, cyclists, and skiers. By aligning smart design with local values, Mid-Town Lofts stands as a model for infill development that is both community-minded and future-focused. <image:caption>Medford, Oregon The Higher Education Center is a joint ownership project with Southern Oregon University and Rogue Community College. The initial pre-design study demonstrated that a shared facility would be approximately 30% more cost-efficient than a stand-alone building. The new building sets a precedent in Oregon for co-locating a 2-year and 4-year institution and is the first building in the Oregon University System to achieve LEED platinum certification. The 68,700 SF building is designed to replace poorly adapted existing buildings, previously leased by the two institutions. The combined building houses 28 general classrooms, 3 computer labs, a tiered presentation hall, a large lecture hall, 2 biology/chemistry labs, 1 physics lab and faculty offices. The plan is configured around a central three-story atrium, with a student lounge and coffee bar in the first floor. In addition to student outreach, the building is designed to connect with the Medford downtown business community by incorporating a Business Resource Center. The joint-use building is seen by the community and the institutions as a catalyst for downtown development and a significant anchor to the downtown Education Core, which includes RCC Riverside campus and Medford Public Library. <image:caption>Cave Junction, Oregon Situated on an arboretum-like forested 7 acre site, the Owners of this non-profit health center desired a medical facility that truly grew of it's own site. The organic floor plan was situated to avoid cutting of the more significant Pines, Firs and Madrones. The trees that were cut were dried and used as visible interior and exterior structural columns. The building roofs are reminiscent of nearby older sawmills which grew as the need arose by mill crews. The two stone walls at each entry were quarried from the Illinois River across the roadway. Exterior is western 3-coat stucco and cedar siding, the roof is zincalume to help keep the building cool in the hot/dry summers- along with ultra high-efficiency windows, light fixtures, HVAC systems, cork-based flooring & low VOC finishes all make the SCHC one of the region's greenest buildings and uniquely designed. <image:caption>Rogue River, Oregon The Rogue River Early Learning Center, located on the Rogue River Elementary School property in downtown, serves as a new hub for early childhood education and community wellness. Developed by the Rogue River School District and operated by Head Start & La Clinica, the project combines a two-classroom early learning facility with a 1,000-square-foot school-based health center that supports local students and families. Simple residential-style forms and steeply pitched gable roofs give the building both warmth and familiarity while reflecting the surrounding foothills. Large windows frame views and flood the classrooms with natural light, and covered porches extend learning and playing outdoors. Built efficiently within a tight budget and compact site, the light wood-framed structure uses durable materials such as masonry cladding and polished concrete floors to balance economy, durability, and a sense of permanence. Playful details like colorful window niches and bold geometric massing create spaces that feel inviting and child focused. The layout organizes classrooms around a small central corridor with shared support spaces, while the health center, accessed separately from the Oak Street entrance, offers exam rooms, offices, and a waiting area for community use. Together, these elements form a cohesive campus addition that unites education, wellness, and the joy of early learning within a simple, expressive architecture.
